Mold growth and water stains on the ceiling of an abandoned house

Your home is likely the most important thing that you will ever buy and while protecting your investment is important, protecting the health and happiness of your family is even more so. Mold is present in homes that have been flooded, those that have any kind of water leak, or excess humidity. If the cause of the excess water isn’t solved, it can lead to respiratory illnesses of children, the elderly, pets, and yes, even otherwise perfectly healthy adults.

We Dry Miami has the experience and the qualified professionals that you need to take care of any of your home’s problems related to mold, including the ability to do a full mold test that identifies what type of mold exists in your home or if there are even any mold spores present at all.

How does this process work? Let me explain.

Our Equipment

While some companies may use outdated equipment to do their testing, we don’t. We have all of the different types of testing equipment needed to ensure accurate results in a timely fashion, including laser thermometers, borescopes, and hygrometers.

Laser thermometers: These are largely used to check HVAC systems to make sure that they are functioning properly.

Mold Testing Service in Miami

Mold inspections are very important, especially if you’re moving into a new home, but they aren’t always definitive because an inspector can’t see every surface inside of your property. This is why actual mold testing needs to be used to determine whether there is really a mold problem or not. It doesn’t matter whether mold is present in small or large quantities; it’s always a big problem!

Our specialized kits are used to take samples of the air from different parts of your property’s interior. They trap airborne mold spores and while many companies only use one type of mold testing kit, we use multiple different types so no matter what type of mold may be in your home, we’ll find it. The testing kit must stay in its designated location for the kit’s specified time period and once that’s up, we collect the trap and test them for spores.

Outdoor Air Testing

Nobody wants inaccurate results, so we have to test the air outside of the property to get a baseline for where the mold spore levels are in the area surrounding your home. The difference between the amount of mold spores found in both the inside and outside tests will determine whether there is a mold issue in your home and if so, how serious the problem is.

Surface Testing

The above is basic mold testing, but we like to take ours a little further, just in case. We have other techniques that we use to detect mold, including carpet cassettes for flooring, bio-tape, and other sampling methods. If we see mold during our visual inspection of the property, we may swab the location, scrape it, or even take a small cutout of the surface to send to the analytics laboratory so that we can determine the type of mold present.

Why do we need to know what mold is present? Different types of mold produce different health effects, some are serious, some are almost harmless. The data may be used to help identify the cause of health problems in those who live on the property.

Stopping The Spread

Once we find the root of the mold problem, we must seal off the area of the property that needs to be remediated. Without doing this, we can’t remove molded materials because it could spread spores throughout unprotected areas.

Remove Moldy Materials

Some materials may be unsalvageable and have to be removed. This can include things like drywall, soaked carpet, and other things that are easier to replace than they are to clean. All of these materials will be carefully bagged and sealed before being moved outside of the containment area.

Disinfection

Anything remaining after we remove molded materials will be disinfected and cleaned thoroughly.

Getting Rid of the Moisture

We make sure that the moisture is completely removed before we finish our work. We use industrial level fans to air the property out before anything is replaced.

Restoration

After the moisture is gone, it’s safe to repair sections of drywall or other structural features. The last thing you want to do is replace drywall before the interior of the wall is dry!

Our restoration process means that we will leave things as we found them: any sections of drywall will be replaced and your property will be returned to normal.

Our mold remediation process is the most thorough available in the Orlando area and we’re sure that you will be more than satisfied with the results. We have an A+ rating with the BBB and our technicians are some of the best available.
